Capital Smart City is marketed as Pakistan’s first smart city and offers both residential and commercial property. The smart-city concept is only one part of its appeal. Below are the main factors buyers weigh, based on details published in July 2023.

Dedicated motorway interchange

The developers announced a dedicated interchange for the society on the M-2 Lahore–Islamabad Motorway. This gives residents and visitors direct access without lengthy detours.

Location

The society is close to the M-2 and set in a scenic area with a range of facilities nearby. At the time of writing, residents had not yet moved in. Several other housing societies are located nearby:

Master plan: blocks and districts

The master plan offers plots in a wide range of categories and sizes across numerous blocks and districts.

Payment plan

Prices are comparatively higher than in some neighbouring projects, but plots can be booked with a down payment and the balance paid in monthly installments. Prices vary by size, category and block — for example, a 5 Marla plot in Overseas Prime Block is priced higher than one in General Block, and commercial plots cost more than residential ones.

NOC status

The source states that Capital Smart City has received an NOC from the Rawalpindi Development Authority (RDA). Approval status can change — verify with the RDA before booking.

Developers

The project is developed by Habib Rafiq Ltd (HRL) and Future Developments Holdings (Pvt) Ltd (FDHL), both established names in Pakistani real estate.
