The terms that apply when you use our website and our real estate marketing services.

About these terms

These terms govern your use of the EFS Marketing website and our marketing and advisory services (together, the “services”). By using the services you agree to these terms. If you do not agree, please do not use them.

In these terms, “EFS”, “we” and “us” mean EFS Marketing, First Floor, Plaza 169-D, Civic Center, Phase 4, Bahria Town, Islamabad, Pakistan.

Our services

EFS is a real estate marketing company. We publish information about housing projects and properties, answer enquiries, arrange visits and help buyers and investors through the booking process with developers and their authorised partners.

We act as a marketing agent. We are not the developer, owner or seller of the projects featured on the website unless we clearly say otherwise, and we are not a bank, lender or licensed investment adviser.

Using the website

You may use the services only for lawful purposes. You agree not to:

  • break any applicable law or regulation;
  • submit false, misleading or someone else’s details in an enquiry;
  • post or send content that is unlawful, abusive, defamatory, obscene or infringes anyone’s rights;
  • send unsolicited advertising or spam through our forms or channels;
  • attempt to disrupt, scrape at scale, or gain unauthorised access to the website or its systems.

Prices, payment plans and availability

Prices, payment plans, plot and unit sizes, availability, possession dates and approvals shown on the website are based on information published or provided by developers at the time of writing. They can change at any time without notice.

We do not guarantee any price, payment plan, availability, discount or offer. Nothing on the website is an offer capable of acceptance — the terms of any booking are set by the developer in its own booking form and allotment documents. Always ask us for the current plan and confirm it with the developer before making a payment.

Third-party developers

Projects featured on the website are planned, built and sold by independent developers. Each developer is solely responsible for its project, including land title, regulatory approvals and NOCs, construction, delivery, possession, quality and any after-sales obligations.

Any agreement to buy property is between you and the developer (or seller). You should carry out your own checks, including verifying approval status with the relevant development authority, before booking. See our Disclaimer for more detail.

Payments

Make payments only through the official channels set out in the developer’s booking documents, and always obtain an official receipt. If anyone asks you to pay into a personal account in EFS’s name, please call us on 0311 1145 245 to verify before paying.

Intellectual property

The website’s design, text, graphics and the EFS name and logo belong to EFS or its licensors and are protected by copyright and trademark law. Project names, logos and marketing material remain the property of their respective developers.

You may view and share pages for personal, non-commercial use. You may not copy, republish or use our content for commercial purposes without our prior written permission.

The website links to third-party sites and services such as WhatsApp, Google Maps, social media and developer websites. These are provided for convenience only; we do not control or endorse them and are not responsible for their content, availability or privacy practices.

No warranty

We take care to keep information accurate and up to date, but the website and services are provided “as is” and “as available”. We make no promise that the information is complete, current or error-free, or that the website will be uninterrupted. Nothing on the website is investment, legal or financial advice, and no returns are guaranteed.

Limitation of liability

To the fullest extent permitted by law, EFS is not liable for any loss or damage — whether direct, indirect or consequential, including loss of profit or opportunity — arising from your use of the website, your reliance on information published on it, or any act or omission of a developer or other third party.

Nothing in these terms excludes liability that cannot be excluded under the laws of Pakistan.

Changes and termination

We may change, suspend or withdraw any part of the services, or update these terms, at any time. The current version will always be on this page. We may restrict your access to the services if you breach these terms.

Governing law

These terms are governed by the laws of the Islamic Republic of Pakistan. Any dispute arising from them or from your use of the services will be subject to the exclusive jurisdiction of the courts at Islamabad.
