Investment consultation
Clear, honest guidance on housing projects, approvals and payment plans — so you understand every option, cost and risk before you decide.
What a consultation covers
A consultation is a structured conversation with an EFS consultant. You leave with a shortlist, the numbers behind it and a list of what to verify — with no obligation to book.
Own use or investment, timeline, preferred city and how much you are comfortable committing — the brief everything else is measured against.
A small number of projects that genuinely fit your brief, instead of a long list of everything on the market.
Location, developer, approval status, amenities and development progress, compared plainly.
Down payment, instalments, possession charges and the total cost, laid out so you know what you will pay and when.
What is still uncertain about each option and what you should check independently before you pay anything.
If you decide to go ahead, help with booking forms, payments, receipts and follow-up.
Investment consultation
Whether you’re buying your first plot or adding to a portfolio, our consultants follow the same careful process — so you understand every option, cost and risk before you commit.
Own use or investment, budget, timeline and preferred city — we start by listening.
We narrow dozens of projects down to the few that genuinely fit your brief.
Location, developer, approvals, amenities and development progress, compared plainly.
We walk through down payments, instalments and total cost so there are no surprises.
You decide with the full picture — including the risks and what to verify.
Booking forms, payments, receipts and follow-up handled with you, step by step.
Due diligence
General guidance that applies to almost any housing project. We help you work through it, but independent checks are always worth making.
Confirm the project’s approval or NOC status directly with the relevant development authority. Approvals can change, so check close to the time you book.
Look at the developer’s completed projects, delivery history and how earlier commitments to buyers were met.
Visit the site if you can. Check the distance to main roads, the condition of access routes and what already exists nearby.
Add up every instalment and charge — including development, possession and transfer costs — and make sure the schedule fits your cash flow.
Ask when possession is expected, what that depends on and what happens if timelines slip.
Keep the booking form, allotment letter and every payment receipt. Pay only through official, documented channels.
