Gulberg Greens Islamabad is a gated community on the main Islamabad Expressway, with access to both Islamabad and Rawalpindi. It offers farmhouse plots of 4 to 10 Kanal alongside commercial plots, shops, offices and apartments.
The project was initiated in 2005 by the Intelligence Bureau Employees Cooperative Housing Society (IBECHS) and is also known as IBECHS Phase III. According to the legacy page, the Capital Development Authority (CDA) approved the society's NOC in 2011. The master plan is divided into two parts: Gulberg Greens Farm Houses and Gulberg Residencia.
Farmhouses and commercial projects
Farmhouse plots of 4, 5 and 10 Kanal are offered, including the Jasmine Enclave (4 Kanal) and Rose Enclave (5 Kanal). The developer states that these are ready to move in, with water, electricity, gas, sewage treatment and drainage in place.
Commercial options include the Gulberg Business Centre in the Civic Center, with shops, offices and apartments; Business Square on a 160-foot park avenue near A and C blocks, with 40 × 40, 40 × 50 and 50 × 50 plots allotted on a first-come, first-served basis; and Apex Business Avenue on the 220-foot main Gulberg road. Business Square and Apex plots are developed, so possession is given after the down payment. Booking terms based on a 10% down payment are published for the commercial projects.
Location and amenities
Gulberg Greens is about 12 km (10 minutes) from Zero Point, 8 km from Civil Lines, 14 km from Abpara Market and 15 km from T Chowk Rawat. It can also be reached through an underpass from Chak Shahzad and Naval Anchorage. The community includes round-the-clock surveillance, a golf course, community centre, parks, playgrounds, wide lit streets and an underground supply of electricity and gas.
