Kingdom Valley Islamabad introduced the Kingdom Discount Form (KDF) as a way for existing clients to pay residential installments at a reduced cost. This article explains how the scheme worked as published in July 2023. Offers like this change or are withdrawn — confirm the current position with the developer before relying on it.

How the KDF works

As published in 2023, each KDF cost PKR 20,000 and, once submitted to Kingdom Valley and verified, credited PKR 25,000 to the holder’s installment ledger. The developer marketed this as a 25% discount.

Key terms and conditions

The KDF was subject to the management policy of Kingdom Valley. The main terms, summarised:

  • Ledger credit only: a verified, original KDF entitles the named bearer to a waiver equal to its printed adjustment value (PKR 25,000) against the registration number shown on the form. It cannot be used in any other way.
  • Residential only: the KDF applies to residential payment plans only.
  • Verification: forms can be verified online or at Kingdom Valley offices using the reference number and the serial number of the PKR 100 currency note attached for security. Forms that cannot be verified, or whose note is missing, fake or tampered with, are invalid, and the firm may take legal action over fake forms.
  • Not a property sale: the KDF is not a sale of any property or product.
  • Refunds: if surrendered for a refund, the bearer receives only the book value actually paid into the firm’s designated bank accounts, supported by a stamped bank receipt. No markup is paid.
  • Loss or theft: the company is not liable for theft, loss or issuing duplicates.
  • Disputes: disputes are referred to Kingdom Valley’s executive management committee, whose decision is binding.
  • Changes: the bearer remains bound by the original registration terms and any later policies, and management may change the KDF terms without notice.

KDF and balloting

The original article linked the KDF to Kingdom Valley’s first balloting: clients who had paid 95% of installments due by 20 May 2023 were eligible for the balloting scheduled for 28 May 2023. See our coverage of Kingdom Valley’s 2023 balloting.
